Service · Local SEO
Local SEO for builders and contractors who work a real service area.
Most inquiries in this industry start with a search that has a place in it. A suburb, a county, a school district, or just the words near me. Three results sit in the map pack and the rest of the page is a scroll nobody performs. If you are not in those three, you are not in the consideration set.
The frustrating part is that map pack position has less to do with quality than proximity, category accuracy and consistency of signals, and those are exactly the things nobody in a builder or contractor office has time to maintain. So the listing drifts, the categories stay wrong, the service area is set to a fifty mile radius that helps nothing, and a competitor with half your track record takes the calls.
Local SEO fixes the signals and then builds the pages that support them. Accurate categories and service area structure, location content on your own domain for the places you genuinely work, and authority pointed at those pages. It is the shortest path to more calls for most firms working a single metro.

Pricing
Local programs at published prices.
Local SEO is sold at the same five tiers as everything else here. A single service area needs fewer keywords than a national program, so local work often sits comfortably at a lower tier than a builder with several communities would need.

One metro and a handful of services usually fits Golden at $235, which covers 20 keywords. Two or three metros needs Platinum. Beyond that, Titanium at $575, because every additional market brings a full keyword set with it rather than a few extra terms.
The method
Five steps, in this order, every time.
Local work rewards sequence more than almost anything else. Correcting categories and service area structure before publishing location content means the content lands against signals that already agree with it, which is why step three comes before step four.
- 01
Market review
Your communities, plan names, build areas and the firms you lose to. We record what ranks today for each name you own.
- 02
Keyword analysis
Branded assets first, then research intent, then commercial intent. In-depth research from Golden upward.
- 03
On-page checks
Indexation, templates, internal linking, page structure. We report what your platform blocks before you buy.
- 04
Authority build
Guest posts on DA 20+ sites and Web 2.0 properties on DA 50+, each delivered as a live URL you keep.
- 05
Report and refine
Monthly. Positions, placements, and what changes next month. Your account manager writes it, not a dashboard.
What you get
Deliverables, not activity.
- Category and service area correction Primary and secondary categories set accurately, and the service area described as the places you genuinely work rather than an arbitrary radius.
- Location pages you can defend Written for counties, submarkets and school districts you actually take work in. No page for a city you do not serve and no implied office you do not have.
- Consistent signals across the web Name, address and phone consistency, plus the structured data that lets a search engine connect the listing to the site with confidence.
- Service plus area page structure The query is almost always a service and a place together. The site structure has to let a single page own that combination rather than splitting it across two.
- Guest posts on DA 20+ sites 5 on Basic through 50 on Titanium, each with the live URL, the authority figure at placement and the date.
- Review surface support We report what your review profile looks like against the firms ranking above you. Review acquisition itself is handled by the parent agency and quoted separately.
Plainly, what this is
Local SEO is three things: getting the listing signals right, publishing location content on your own domain that deserves to rank, and pointing authority at it. The map pack and the organic results below it feed each other, so the work has to cover both.
What it is not
It is not a guarantee of map pack position, which depends partly on the searcher's physical location and is outside anyone's control. It is not review buying, it is not fake listings, and it is not location pages for markets you do not serve. We will not build those, and we will not imply you hold credentials or offices you do not have.
Why local works differently for this industry
Four things that decide local position here.
Proximity you cannot change, signals you can
Distance from the searcher is weighted heavily and no agency can move your office. Category accuracy, service area structure and content relevance are the levers that actually exist, so those are the ones the program pulls.
Service area businesses are a separate case
A builder who visits clients rather than receiving them is configured differently from a storefront. Getting that configuration wrong suppresses the listing in exactly the places you want to appear.
One location page per market you earn
Thin location pages built at volume for markets you do not serve are the oldest mistake in local SEO and they now do measurable harm. We build fewer, better, and only for real markets.
Trust signals differ from other trades
Warranty terms, parade of homes participation and completed work galleries carry weight here that reviews alone do not. The local pages should surface them rather than hiding them on an about page.
Visibility compounds. Ad spend stops the day you stop paying for it.
Process
The first ninety days.
- Days 1 to 10 Listing and market review Current categories, service area configuration, signal consistency and map pack position recorded for every market you work. You keep the audit either way.
- Days 10 to 30 Signals and structure Categories and service area corrected, structured data implemented, and the service plus area page structure set up on the site.
- Days 30 to 60 Location content and authority Location pages published for markets you genuinely serve, with the first guest posts and Web 2.0 properties pointed at them.
- Days 60 to 90 First movement, then refine Map pack movement often shows earlier than organic. Your account manager reports position by market, placements delivered and what changes next.
Questions
About this service.
How much is local SEO for contractors?
From $65 a month, though most single metro contractors sit at Golden for $235, which covers 20 keywords. Every tier is month to month with the setup fee waived, and one-time orders are available from $75.
Can you guarantee map pack placement?
No. Map pack results vary with the physical location of the person searching, so the same query returns different results across a metro and no agency controls that. We stand behind the work and the reporting. We do not guarantee position.
We serve six counties. Do we need six pages?
Only for counties where you genuinely take work and can say something specific. Six thin pages that differ by a place name perform worse than three substantial ones. We will tell you which of the six are worth building.
Do you handle reviews?
Review acquisition and response is offered through the parent agency and quoted directly, so no price for it is published here. What this program does is report how your review profile compares with the firms currently ranking above you.
Is local SEO enough on its own for a builder?
For a builder with one community and one service area, often yes. For a builder with several communities and a list of floor plan names, local work is necessary but not sufficient, because those branded searches are a separate opportunity. See home builder SEO.
Do you open offices in our market?
No, and we will never imply that we have. The agency operates from Sheridan, Wyoming and works nationally. Any location page we write is about where you work, not where we are.
Do you handle local SEO for general contractors as well as builders?
Yes. Local SEO for general contractors is the same discipline with a different asset list: services and project types rather than communities and plan names. Local SEO for construction firms bidding rather than selling inventory works the same way again, weighted toward market pages and capability content.
What makes this agency different
Seventeen years, and a link report you can click.
Ultra SEO Solutions has operated since 2009 and is a SEMrush Agency Partner, HubSpot certified, and named by DesignRush among the top SEO companies. Work has been referenced by Nasdaq, Yahoo Finance, Business Insider, the Associated Press and MarketWatch.
The operating difference is the report. Every link is delivered with a live, clickable URL, and the assets remain yours permanently whether you continue or not. There is no contract, no minimum term and no setup fee on any of the five tiers.
Published results are on the parent site and linked in full. The closest published work to this audience is a roofing contractor, not a home builder, and it is labeled that way wherever it appears. See all published results.
See where you sit in the markets you actually work.
Five questions, no call required. We check your listing configuration and your position in each market you serve, then send back what we find.
